In my experience as a Los Angeles unlawful detainer attorney and Los Angeles real estate litigator I have noticed that, unlike in general civil disputes, it is very tough to get a continuance of an unlawful detainer trial without agreement of opposing counsel. This is true because unlawful detainer matters are supposed to go to trial with 20 days of a request to set the case for trial. These are summary or expedited proceedings so there are very few circumstances (absent true emergency) where the court will grant a continuance.

As a result, it is important to have an attorney who is ready to go to trial immediately and not afraid of trial.
